Place was clean and comfortable, had parking and the location was great - just what we were looking for, all for what seemed like a bargain. Jeffrey was a good host, cooking us breakfast, attentive to our needs and had plenty of good suggestions for our stay. The only major complaint we had was the air-conditioning wasn’t working well: it would shut off in the middle of the night, and unfortunately we came during a freak autumn heatwave! We were disappointed as when we booked this place we were told it had a/c. I would have given this place a 10/10 if it hadn’t been for this issue. I hope Jeffrey can fix this problem, but other than that, it was just fine.

The owners were so accommodating and welcoming! We were delayed on the late flight and arrived at the B&B well past 1am and the owners were still able to greet us at the door. They were also extremely helpful when it came to understanding the area and giving directions on where to go. The accommodation was located close to the train station which made getting around really easy.

Really sweet and friendly hosts! Jeffrey and Jenny were very accommodating, making hot breakfast for us every morning, and Jeffrey is always happy to share travel tips, good spots to visit and eat. There's a lot of food options within 5 mins drive if you have a car - or if not, this is right behind the train station to get into Perth CBD. Since this is located in the Perth suburbs it's nice and quiet, and room had plenty of privacy. Really enjoyed my stay here, I wasn't expecting it to be so homely which was a pleasant surprise!

The breakfast was nice, perhaps it might be a good idea to check out guests food likes and dislikes to cater on a more personal level. Jeffery was a lovely host, who went above to help you during your stay. Very knowledgeable about the area too, gave many good recommendations of places to visit. Very clean and tidy. Plenty of off street parking as well as great access to public transport.

Jeffrey and Jenny are fantastic hosts. The accommodation is very well located, near to a mall and close to highways and a train station which makes it extremely easy to move around. Every day for breakfast there was a little surprise on top of the standard continental breakfast. A very nice touch from the hosts. The room we had was a good size and a parking slot for the car was available as well. Jeffrey helped with all questions and had good recommendations for our Perth visit.

The hosts are amazing and provide almost everything you need for a comfortable stay. Jeff and Jenny are wonderful and made us tasty breakfast each morning.

The location was very convenient for us being close to the two events we attended. The establishment wasn't palatial but the owners were very hospitable, and we felt quite at home - nothing was too much trouble to ensure our comfort (the full day we were there was exceptionally hot 40degC). Security of the premises was high so we felt safe.

We stayed at the Arcadian bed and breakfast for 4 nights and it was lovely. Jeffrey is the sweetest. He welcomes you in his house and makes you feel at home. Every morning he made sure to cook us a different breakfast and suggested us some places to visit that turned out to be amazing. The room had everything we needed if not more and was comfortable in every way. In front of the bed and breakfast there's plenty of space to park the car and in the back there's a gate that allows you to reach the station in a couple of minutes. Definitely recommended! They let me check in late and no issues getting to room and falling asleep. Very comfortable and close to Perth Central bus and train stations.

Jeffery had to let me in at 4.30 am. As my flight was delayed . I was staying two nights, so he told me to sleep and do paperwork when I got up. Breakfast was very nice, and Jeffrey was very nice and friendly.
